Wisconsin Foreclosure Guide
Wisconsin uses judicial foreclosure with a six-month redemption period for most properties (12 months if the mortgagee waives the right to a deficiency judgment and the property is more than 20 acres). Milwaukee County has the highest auction volume. Wisconsin's tax certificate sale system is distinct from mortgage foreclosure and runs on a two-year redemption period.

County-Level Exceptions Investors Should Know
Statewide rules only tell part of the story. These county-level quirks catch out-of-state investors off guard.
Milwaukee County
Milwaukee has the most active land bank program in Wisconsin. Properties foreclosed for property taxes and transferred to the Milwaukee County land bank receive a treasurer's deed that clears most liens — but properties on the land bank list that have NOT yet been acquired by the land bank may still have competing tax certificate and mortgage foreclosure proceedings that must be tracked separately.
Dane County (Madison)
Madison has enacted a tenant protection ordinance that includes just-cause eviction requirements and relocation assistance for certain no-fault terminations. Foreclosure buyers inheriting residential tenants in Madison must comply with these local requirements on top of Wisconsin state landlord-tenant law.
