Missoula County has numerous properties subject to conservation easements held by land trusts. These easements are recorded but can be missed in a standard search — they survive foreclosure and permanently restrict development, subdivision, or agricultural conversion.
Cascade County (Great Falls)
Great Falls has properties on or adjacent to the Malmstrom Air Force Base buffer zone. Military installation easements and flight-path restrictions are federal and not subject to local title systems — buyers of nearby rural properties should contact the base for current encumbrance maps.
