Iowa Foreclosure Guide

Iowa uses judicial foreclosure and is one of only two states that still commonly uses a 'special execution' sale. Iowa provides a statutory right of redemption of one year after the sheriff's sale. The state also permits non-judicial foreclosure by advertisement (with court confirmation) for agricultural properties, adding complexity for rural investors.

County-Level Exceptions Investors Should Know

Statewide rules only tell part of the story. These county-level quirks catch out-of-state investors off guard.

Polk County (Des Moines)

Polk County uses an online platform for sheriff's sale scheduling but does not host the actual auction online — bidders must appear in person. Confirmations can be contested within ten days of the sale if the price is grossly inadequate, which is a risk for buyers who win at significantly below-market prices.

Linn County (Cedar Rapids)

Linn County was severely affected by the 2020 derecho storm. Properties with storm damage may have open insurance claims, unresolved FEMA disaster liens, or building permits that affect title. Buyers should request a building permit history search.
