New Castle County sheriff's sales are held periodically rather than monthly. The 10-business-day upset period after the sale allows any party with a subordinate interest to redeem by paying the foreclosure amount plus costs — buyers should not close on post-sale conveyances until this period expires.
Sussex County
Sussex County has significant agricultural and poultry industry presence. USDA Farm Service Agency production loans create liens on farm equipment and sometimes on the real estate itself. A title search must include a separate UCC/lien search for farm-related obligations.
